One thing you might not realize is that smoothly and successfully selling one home and buying another is very much a team sport. You will need an organized game plan and the advice and assistance of many professionals over the course of a few to several months to get you to the goal line – your beautiful new home. If this sounds overwhelming, don’t worry! The good news is that you really only have ONE primary decision to make to jumpstart the game:
Choose your Realtor first. By working with a full-time real estate broker with strong ties in the community and a passion to serve you and your family, you can leverage their contacts and expertise. Importantly, they can help you build your power team: lender, real estate attorney, home inspector, handyman. Think of your Realtor as your quarterback or project manager and utilize them to keep everything and everyone on track.
Get pre-qualified by a mortgage lender who is attentive and responsive to you. The pre-approval letter is a key item your Realtor will need to make a strong offer when you find a house you love. Choose a lending partner who stays personally involved in the loan process through closing day.
Curb Appeal – Power wash walkways and refresh paint, especially around the front door. Whether you have a sprawling front porch or just a little stoop, make it dazzle buyers by giving it a deep clean and adding pops of color with flowering pots.
Set the Stage – Once buyers are through your door, it’s show time! Let your home tell the story of what a fabulous, gracious life can be lived within its walls. Turn on all the lights and employ mood lighting where you can. Every room should have a clearly-defined purpose to help buyers visualize living there. Use eye-catching settings at all your eating areas to evoke a festive mood. Fresh and fluffy towels and new, fragrant bars of soap in spotless bathrooms create a spa-like atmosphere that makes buyers want to linger.
Don’t forget the Backyard – Consider your deck or patio to be another “room”. Power wash this area and arrange an inviting seating area to draw buyers outside. A colorful umbrella in the summer and a ready-to-light fire pit in the fall (maybe with s’mores supplies in sight?) will surely help your home receive calls for an encore performance!
